Core workspace

Everything the estate office checks before residents start calling.

EstateLedger joins finance and operations in one workspace, so collections, spend, maintenance, and reports stop living in separate spreadsheets and chat threads.

Service-charge billing

Generate estate invoices, track balances, and keep every unit aligned with the current billing month.

Payments and split settlements

Collect by card or bank transfer, then route supported provider settlements between the estate and platform commission.

Expenses and vendors

Record approved spend, attach receipts, and explain where estate funds went before questions become meetings.

Maintenance operations

Track requests, priorities, photos, vendors, and assignees from intake through review and completion.

Resident-facing records

Share invoice, receipt, and report links that residents can open without seeing private estate operations.

Scheduled arrears reminders

Automate email and SMS follow-ups before due dates, on due dates, or after balances become overdue.

Monthly reporting

Package collections, expenses, balances, defaulters, and open maintenance into finance-ready summaries.

Finance-grade visibility

Replace month-end guesswork with an operating view that explains the numbers.

The dashboard preview mirrors the live workspace: expected collection, settled revenue, outstanding balances, service-charge status, maintenance work, recent payments, and approved spend.

Workflow

From estate setup to monthly accountability.

The core loop is simple: define the estate, bill the residents, run the operation, and publish the result.

1

Set up the estate

Create the organization, estate, settlement account, units, residents, roles, and monthly service-charge amount.

2

Bill and collect

Issue invoices, record transfers or online payments, and use supported provider splits for platform commission. EstateLedger does not hold the money; the estate share is sent straight to your settlement account.

3

Run operations

Capture expenses, maintenance requests, vendors, and resident proof uploads as work happens.

4

Publish the month

Export the collection story, expense breakdown, arrears list, and maintenance summary.

Pricing

Subscription plans for the software layer, with add-ons when your estate grows.

Plans cover EstateLedger access, user seats, estate capacity, notifications, exports, and support. Resident service-charge money still settles directly to the estate account; EstateLedger does not hold those funds.

FAQ

Questions before you onboard.

Clear answers on fit, resident access, Nigerian estate workflows, and getting started.

Who is EstateLedger built for?

Residential estate managers, estate associations, finance admins, facility operators, and property companies that collect service charges and report back to residents.

Does the dashboard support Nigerian estate operations?

Yes. The product language, currency, service-charge workflow, resident records, arrears, and maintenance model are designed around Nigerian residential estates.

Can residents use it without admin access?

Yes. Resident invoice, receipt, and report pages are separate from the authenticated management dashboard.

Do online payments support split settlement?

Supported providers can split an online collection so the estate receives its service-charge proceeds directly in its settlement account while EstateLedger retains the configured platform commission. EstateLedger does not hold estate collections, and subscriptions remain a separate billing line.

Are payment provider fees separate from EstateLedger fees?

Yes. Paystack, Flutterwave, or Monnify transaction and settlement fees still apply to processed payments and are borne by the payer or estate based on the payment setup. EstateLedger takes its agreed slice as platform commission from the settlement split, while subscription fees are billed separately.

Are automated reminders included in every plan?

Manual email reminders can be available early, while automated reminder schedules, SMS bundles, extra email volume, and future WhatsApp messaging are paid plan or add-on features. WhatsApp is only enabled after Meta business verification and template approval are ready.

Who pays settlement fees?

Provider transaction and settlement fees are not paid by EstateLedger. They are passed through according to the estate's payment setup, while EstateLedger only takes the configured commission slice from supported split settlements.

Can I pay for a subscription inside EstateLedger today?

Early access teams join from the waitlist first. Once onboarded, organization admins can start Paystack checkout from Settings > Billing for paid plans and add-ons.

How do I start using EstateLedger?

Join the waitlist with your estate size and operating needs. We will confirm the setup path before moving your records into the workspace.
